Up to 25% Lot Price Discounts or Rebates that Trail Creek Estates will offer

10% Energy Efficient/ Green Building Standards Rebate

To any initial lot purchaser who builds a home with energy efficient upgrades, the Development will offer up to a 10% rebate of the Lot Purchase Price to that buyer to offset the costs of the “Green” or energy efficient upgrades. Specifically; the Development will pay 50% of the upgrade costs up to a total of 10% of the lot price. For example; (Assuming a $60k lot purchase) if the lot buyer installs Energy Star Appliances in the home, and those appliances were $500 more than a comparable set of non Energy Star Appliances, Trail Creek Development will provide a rebate to the Buyer in the amount of $250. To continue this example, if the buyer also chooses to install a Solar Panel Power system that costs the buyer $15,000; then Trail Creek will pay the difference between the total $6000 discount available and the $250 already allotted for the Energy Star Appliances, leaving a $5750 rebate that the Development will pay to the buyer to offset the cost of the Solar Panel Upgrade. The buyer will be required to provide a list of intended upgrades at the date of closing on the purchase of the lot; at which time the total rebate amount will be set aside in an escrow account pending the completion of the upgrades. The sellers will release the rebate to the buyers at the time of the completion of the upgrades. All upgrades must be cleared with and accepted by the Development owners/ Sellers/ and Subdivision Architectural Committee to insure that they do not pose any public hazard, and that they meet the intended purpose of the rebate. LEED Certified Builders or LEED certified Homes will also qualify, but a detailed list of upgrade costs must still be provided in order to document the rebate.

Some recommended upgrades include:

  • Extra Wall and Roof Insulation for increased “R” Values.
  • Extra High Efficiency Windows
  • Thicker Walls
  • Energy Star Appliances
  • Solar Panels System
  • Wind Turbine Energy System
  • Geothermal Energy loop System
  • Materials used made from renewable resources
  • Florescent Light Bulbs
  • Low flow showerheads

Note that The Federal and State Governments as well as Idaho Power may be able offer additional incentives to increase the Energy Efficiency of your new home.

1% Rebate offered for exceeding the minimum Subdivision Covenants square footage standards by 25% or more. Each Square footage standard for each dwelling style must be increased by 25% to qualify. Ie; if the covenants require a 1250 sq ft main floor minimum and a 1500 total sq ftage, and the buyer is willing to build a 1250 sq ft plus 25% (1250 X 1.25 = 1563 sq ft) main floor home and will also increase the total Square footage by 25% as well, then they will get at 1% rebate (to be held back in escrow at closing) The rebate will be disbursed after they submit their building plans showing the upgrades and have the foundation poured for the structure.

2% to 12% Discounts offered for Buying Lots in Bulk

Lot Buyers who Buy 5 or more lots at once will receive a 2% Rebate on the purchase price of the lots within one week of the date that the buyer begins pouring the foundation of the intended homes. Construction on each lot must commence within 6 months from the date of purchase in order to receive the rebate. Buyer must provide funds to close all 5 lots within 45 days of the original offer.
Lot Buyers who Buy 10 or more lots at once will receive a 5% Rebate on the purchase price of the lots within one week of the date that the buyer begins pouring the foundation of the intended homes. Construction on each lot must commence within 12 months from the date of purchase in order to receive the rebate. Buyer must provide funds to close all 10 lots within 45 days of the original offer in order to receive the rebate.
Lot Buyers who Buy 10 or more current phase and 10 or more future phase lots all at once (20 lots or more total) at the same time will receive a 12% Rebate on the purchase price of the lot within one week of the date that the buyer begins pouring the foundation of the intended homes. Construction on each lot must commence within 18 months from the date of purchase in order to receive the rebate. Buyer must provide funds to close all 10 current phase lots within 45 days of the original offer, and funds must be set aside in escrow for the 10 future phase lots within the same 45 days, and which are to be closed on within 30 days of the subdivision’s recording of the lots in order to receive the rebate.

The bulk lot sale rebates offered will be held out of the purchase price and placed in escrow at closing. Each bulk lot will be treated as its own separate purchase, with its own respective rebate. Timeframes indicated above will be for each individual lot; For example if a builder buys 5 lots, yet is only able to commence construction on 3 of the lots before the 6 month deadline, the rebates will only be released on the first 3 lots and the other 2 lots will lose their rebate. (If a buyer has a reason to disagree with the timeframe available for the number of lots they intend to purchase, they should include an appropriate change in their original offer.)

Donations

Trail Creek will hold $100 from the sale of each of the first 116 lots to be donated at the end of each phase to the Idaho Food Bank and Toys for Tots. Half of what ever amount has been collected by Thanksgiving will be presented to the Idaho Food Bank. The remaining half will be presented to Toys For Tots before Christmas. This will occur every year until all phase 4 lots have been sold.

In addition to the $100 set aside for the Idaho food bank and toys for tots, If you buy 10 or more lots at once, Trail Creek will set aside in escrow $1000 ($100 per lot) to be donated to a charity of your choice upon the completion of the homes that are to be built on the lots.

August 5th through August 16th 2008 extra discounts

11% green building discount instead of 10%
2% discount for building homes to 25% more or better than the minimum covenant requirements for square footage (normally 1%).
$1000 discount to all buyers

Disclaimers

Total Bonuses, Agent Commissions, Rebates, concessions, or Discounts may not exceed 25% of the listed lot price of any one lot.

It is the Buyers Responsibility to ask for the discounts, rebates, commissions, etc. that they feel are applicable to their lot purchase, and to ensure that they are included in their written offer. Only concessions noted in the purchase and sale contract will be payable by the seller. Buyers should be aware that promotions and offers will change from time to time, but the only promotions that they have claim to are the ones offered at the time of their written offer, and in the offer.

View Lot Sales

Due to the substantial amount of interest we have had in our View Lots, we have decided that in order to give all of our customers an equal opportunity to buy one of these prime lots we will be accepting offers on them in a multiple offer format. We will stop taking offers on Wednesday August 20 at 6:00 PM at which time we will accept the highest and best offers on the lots. Potential buyers will have the opportunity to amend their offers until the 6pm deadline. All offers that were made before the Saturday Aug, 16th discount deadline will still be able to retain the rebates and discounts that they expected even if the buyer changes their offer before the Wednesday deadline.
